Las Vegas High Rise Communities

 

The Las Vegas high rise communities actually started in 1974 with the construction of Regency Towers.  At that time, Vegas was a small, sophisticated little town where anyone could come for gaming, shows and buffets, while the wealthy and affluent had their little hideaways in the town that doesn't sleep.  Located in the midst of Las Vegas original golf course/Country Club community, Regency Towers quickly established itself as a place to live full time or to have a pied a terre for those discreet getaways.  Built only a year later, Wimbledon on Spencer and Marie Antoinette on Harmon also provided for the carefree, lock and leave lifestyle.  While those buildings are older now, they still offer great values.  Wimbledon and Marie Antoinette are especially popular with the college crowd due to their close proximity to UNLV.

 

We didn't see a lot of activity in the high rise sector until 2000 with the construction of Park Towers and in 2001 with the construction of Tower 1 at Turnberry Place.  Those two buildings quickly provided evidence that there was a market for the luxury high rise lifestyle in Las Vegas.  As the market heated up in 2004-2005, investors who were amazed at how much profit had been made by original owners at Turnberry lined up to buy in the new towers so that they could quickly turn a hefty profit.  Unfortunately, they didn't realize that too many others were now placing the same bet.

 

As the recession developed and the housing market crumbled, the high rise sector of the Vegas market has been hit hard.  Only now, as we're ending 2011 are we seeing signs that perhaps the worst is over.  Inventory is declining in all the mid and high rise properties.  While we haven't seen price appreciation, the declining inventory will place pressure on prices to keep them from a further decline.

 

If you want the lock and leave, carefree lifestyle with the luxury amenities of high rise living, this is a great time to buy.  While inventory is declining, prices are still good.  When many of these towers were first completed, it was common to see them looking very dark at night.  One thing we have now noticed is that they are now starting to have lights on in more and more units.  While they still appeal to owners who will only use them as vacation homes, they are also becoming full time residences for owners and tenants.
