What Is A Guard Gated Community? 

A guard gated community is one with a group of homes zoned within a gated entrance, where either a security guard or an automated system will open the gate for authorized residents. These types of neighborhoods typically have an HOA that is in charge of maintaining streets, while enforcing rules and providing top-rated amenities. While varying in some ways, gated communities have 3 things in common:

  3. Restricted Street Access

Pros of Guard Gated Community 

Safety 

The number one reason a guard-gated community is so appealing to young families is for the added safety of their community. In having an access control point, gated communities are better able to monitor and control who comes in and out of the community. Some gated communities partner with guard patrol depending upon the luxury of the area you choose to live in. 

Privacy 

Living in a gated community means that there is more privacy from the outside world. Since this type of living is not open to outside traffic, the community streets tend to be more peaceful and less busy. It can also make soliciting more difficult for door-to-door salesmen to pound a path to your front door. 

High Sense of Community 

From time to time it feels that our world is growing more disconnected by the day, so it can be a nice change to have a sense of living in a small community. Gated communities tend to have their own parks, walking paths, and outdoor activity spaces, which can be great spots to meet your neighbors. Gated communities may also have monthly tenant activities, which can draw neighbors together to create a sense of community.

High-Cost Living 

Being a resident of a guard-gated community comes with a higher cost— HOA fees. If a home is in a gated community, the community will have certain fees to cover the cost and maintenance of the gate, as well as any other shared amenities within the community. It is important to note that when purchasing a house in an HOA community, residents continue to pay that HOA fee for as long as they own the house. This can bring an overwhelmingly significant cost of ownership to your plate. 

Less Freedom 

If your home resides in a guard-gated community, there are HOA rules and regulations that have to be followed to a T. If you wish to do something unique with your yard, or the paint color of your house, you may not be able to do these things. If you should stop paying your HOA dues, you could find yourself facing steep penalties and have a lien on your house courtesy of the HOA board. Since you give up a sense of control living in a guard-gated community, it is worth finding one that is both properly managed and has set rules that you can live with.
