Las Vegas Luxury Homes come in all styles and sizes.  As someone who works in the "luxury" home market, we do run into the question of "what is a luxury home" on occasion.  A a few months ago, a client who was referred to me by an out of State Realtor, asked "do you work with homes that aren't luxury?"

I assured her that we do but in hindsight, I like to think that every home we sell is a luxury home.  Typically luxury homes are considered to be the most expensive homes in the market.  (Top 10% of the price ranges in general.)  And, yes, we do work with those multi-million dollar estates.  At the same time, I believe the old saying of beauty is in the eye of the beholder.

Moving to Las Vegas?  Are you curious about what to expect when you live here?  Yesterday, we had the chance to enjoy a rare Sunday off.  It was sunny with a high of 69 degrees in Las Vegas.  We decided to celebrate the day off by getting out to enjoy the warm, sunny weather.

One of our favorite places to go is Boca Park in Summerlin.  They have several restaurants and shops.  We especially enjoy the restaurants that have outdoor seating.  At Boca Park, you have the Cheesecake Factory, Gordon Biersch, Kona Grill, Grimaldi's NY Pizza and Sambalatte, a locally owned coffee lounge.  There are some great shops to enjoy as well.

Las Vegas pool homes become increasingly popular as we enter Spring and Summer.  Of all the outdoor activities we can access  so easily in the desert, swimming is my favorite.  There is nothing like jumping into a pool and swimming laps with the summer sun beating down on you.

Even in our coldest months, we still get some warm sunny days when folks from the colder climates are happy to swim.

Maybe it's because I'm longing for those days when we're consistently in the 80s and 90s, but I have been encountering some great pools when I view homes.  One of my absolute favorites is at the model home in the Marquis of Seven Hills community which was built by Blue Heron Living.  This is an incredible home, even without the pool (pictured above).  As you

NW Las Vegas offers new single story homes with RV Parking.  As we recently reported, one community that's very popular is Elkhorn Ponderosa by DR Horton.    Buyers now have another option to choose from with Serenity Ridge by William Lyon Homes.

Located just North of Lone Mountain on Ann Rd., these homes are semi-custom.  The models have beautiful upgrades.  While most new home builders only allow certain upgrades, with these semi-custom homes you can pick as many as your taste and budget allow.

The Las Vegas Housing Market continues to show signs of a recovery as we head into Spring.  Overall, our inventory of homes available for sale continues to be low.

As of today, we only have 4091 homes listed for sale if we include single family, condos and townhomes. (Excluding High Rise which is a different market.)  On average we have sold 3454 homes per month over the past year.  That translates to less than a 5 week supply of homes for sale.  

We continue to see bidding wars in the lower price ranges.  Now we are starting to see them in the higher priced homes as well.  In February, we sold 3093 homes.  Of those, only 306 were foreclosures which is a HUGE drop compared to what we've seen in this market for years.  Short sales accounted for 1196
