Recent Las Vegas Real Estate News

Las Vegas Real Estate NewsDiscovery Land Company announced plans to build a Golf Course community South of the Ridges in Summerlin.  The new community will feature homes on 1-3 acre lots, a private golf course and services equal to what you would find at a luxury resort.  Ground breaking is scheduled for 2015 with the community slated to open in 2016.  Prices and the name of the new community haven't been set.  The Review Journal reports that lots will be starting at 7 figures.  Everyone expects that this new community will be the "Ridges on Steroids".  The 1-3 acre lot size will be an advantage.  It's hard to top the views and stunning homes in the Ridges.  We'll see if they can.

The Mandarin OrientalThe Las Vegas High Rise market continues to show signs of stabilizing.  Last month we were happy to report that the number of units sold in May had reached 51. Highest number of closings in several months. This month, we dropped to 39 again.  Slightly higher than the 37 we closed in April. Sales volume is a bit sluggish but high rise prices continue to improve. Twenty of the condos that sold in June were priced at $400/sf or more. Nine of the transactions closed for more than $600/sf. Four of them closed above $700/sf. The majority of the units that sold for high prices were at Veer Towers and Mandarin Oriental.  Trump, ONE Queensridge Place and surprisingly, MGM Signature had a few that closed above $400/sf.

Searching for "real estate", "homes for sale", etc., will usually find Zillow at the top of the results.  For some, this shows that Zillow is Home Valuessome sort of real estate authority.  Their website does allow you to search some of the current listings that are available.  They do have some useful articles for home buyers and sellers. And they have those quick little home value "Zestimates" that will give you what your home is worth in a second.

A recent article questions, "Are Zillow's Home Value Estimates Accurate?"  In the article, Bill Gassett outlines some of the ways in which Zillow can be a useful tool as well as why their Zestimates are not reliable.
