London Bridge at ChristmasLas Vegas is surrounded by so many great places to explore.  When it's time to take a break from the excitement of SinCity life, a favorite spot for many locals is Lake Havasu, AZ.  Lake Havasu has earned a reputation as a party town, and it can be.  College kids go for Spring break.

If you avoid the heavy party holidays, it's a nice laidback little town on the water.  Lake Havasu is on the Colorado River.  One of the main tourist attractions is the London Bridge.  The bridge that spanned the Thames until 1968.  When it needed replacing, it was dissasembled and re-assembled one brick at a time. The internet has made it easy to access information about the real estate market.  Home Buyers can and will find out what you paid for your home and when you bought it.  They will know what similar homes have sold for.  With so much information at their fingertips, they will avoid your home if you over-price it.

Looking to Buy or Sell Your Las Vegas Home?

How many homes are selling, how quick they're sellingToday's home buyers have 7951 single family homes listed for sale. Buyers who are looking for the carefree lifestyle of a condo or townhomes have 2560 properties available.  This is a total of 10511 options waiting for home buyers.  This is a slight decrease from last month's 10702 homes listed in the Las Vegas MLS.

We suspect the decline may be seasonal.  Fewer sellers are willing to list their home over the holidays.  At this time last year, we had 9146 homes for sale in the Las Vegas MLS.  In last month's Las Vegas Real Estate report, we noted an increase to 10,702 listings. We cautioned that it was "not alarming".

There are 453 condos listed for sale in Las Vegas' top high rise buildings.  This is  up a little from the 433 that were available in early November.  This does include The Ogden which is now selling "developer" units.  We sold 39 in November.  Four of those were at the Ogden.  That's a big drop from the 55 we sold in October. We did have a shorter month in November.  It started and ended on a week-end.  We had Veteran's Day and Thanksgiving day.  Banks, Title companies and the County Recorder's office were only open 17 days in November.
