Las Vegas Housing Market Update - February 2019

There are 7166 single family homes listed for sale in the Greater Las Vegas and Henderson area today.  Condos, town homes and high rise condos add 2289 more options for buyers.  Total inventory of homes for sale stands at 9455.  That’s up just a sliver from the 9421 listings available last month.  It’s almost double the 4748 listings available a year ago.

We sold 1973 single family homes in February.  Up 7.8% from January but down 7.7% from February 2018.  Condos and town homes added another 593 closings.  A total of 2566 homes changed hands.

The median price which reached a post-peak high of $300K in January dipped back to $296,200 in February.  Still below the peak high of $315K.  That's 1.3%

Las Vegas High Rise News - February 2019

The number of luxury high rise condos for sale continues to increase.  We have 398 listed for sale in the buildings we follow here.  That’s up from 385 last month and 357 the month before.  It’s a huge jump from 313 a year ago.

We only sold 38 high rise condos in our top buildings last month.  That’s down from 42 last month, 45 the month before and 52 in November.  A pattern of steady decline while inventory is increasing.  We sold 62 high rise condos last February.

Top Sellers in February - Trump International had the highest number of closings.  Six units sold in that tower last month.  Second place was Turnberry Place with four closings.  Turnberry Towers, Palms Place, Panorama Towers and Allure tied
