Affordable Gated Communities in Las Vegas: Where to Buy on a Budget

Affordable Gated Communities in Las Vegas

Buying a home in one of Las Vegas’s many gated communities has huge upside. The extra privacy, the extra security, and much less traffic are all huge benefits many home owners love about living in a gated neighborhood. Often times, however, gated homes in Las Vegas can get a little pricey, especially in some of the city’s most expensive gated communities like the Estates at Southern Highlands, The Ridges in Summerlin, and The Summit Club in Summerlin just to name a few. But contrary to popular belief, not every gated home in Sin City has to break the bank. In fact, prospective home buyers will not only find a great value in these affordable gated communities in Las Vegas but also plenty of opportunities to buy at a fairly consistent basis as well.

Stallion Mountain

Almost perfectly situated between the heart of Las Vegas and Nevada’s fast-growing Henderson community, Stallion Mountain is one of the more underrated gated golf course communities you’ll find in the desert. The charming single-story homes in Stallion Mountain tend to ask between $350,000 and $450,000 in today’s market with a little bit of room on both sides of this affordable price range. Additionally, the Jim Colbert and Jeff Brauer-designed 18-hole golf course here is meticulously maintained, as are all of the other neighborhood amenities like the community clubhouse, the community swimming pool, and the immaculate tennis facilities.

Rhodes Ranch

Rhodes Ranch is a sprawling master-planned community that first opened back in 1997.   Today, prospective home buyers will find all sorts of housing options at varying price points, including townhomes in the mid to upper $200,000s, and even fairly large 2-story single-family homes that start in the low $400,000s. Along with affordable homes, Rhodes Ranch also offers a guard-gated entrance for maximum privacy and security, and much of the community is also centered around a lovely golf course and clubhouse with plenty of additional lifestyle amenities for home owners to enjoy.

Central Park Estates

While certainly not one of the largest gated communities you’ll find in Las Vegas, Central Park Estates is right up there among the most desirable relative to its size. Homes in Central Park Estates feature an attractive, desert modern style that fits perfectly with the Las Vegas landscape. And centrally located within the neighborhood is a park-like setting where many of the community’s lifestyle amenities are located, including tennis courts, a basketball court, a playground, and a fabulous clubhouse and swimming pool area. And as for the community’s affordability, look for most homes for sale in Central Park Estates to still ask under $500,000.

Sun City in Summerlin

If you’re looking for an affordable, active-adult gated community in Las Vegas, Sun City in Summerlin is a location you’ll want to explore. The villa-style homes in Sun City are perfectly-sized for the average empty-nester, offering 2 bedrooms, 1 or 2 bathrooms depending on the home, and anywhere from 1,021 to just over 1,700 square feet for the most part. Or, if more living space is preferred, Sun City also has a wide-range of larger single-family homes scattered throughout the community with some having more than 3,000 square feet of total living space. And like any highly desirable active adult community in Vegas, you’ll find a lengthy list of lifestyle amenities that are available to Sun City home owners, including four individual clubhouses that house everything from indoor and outdoor pools to exercise facilities and social gathering spaces. In terms of pricing, look for the villa homes in Sun City to start in the low $300,000s and single family homes to start under $500,000.
