Las Vegas pool homes become increasingly popular as we enter Spring and Summer.  Of all the outdoor activities we can access  so easily in the desert, swimming is my favorite.  There is nothing like jumping into a pool and swimming laps with the summer sun beating down on you.

Even in our coldest months, we still get some warm sunny days when folks from the colder climates are happy to swim.

NW Las Vegas offers new single story homes with RV Parking.  As we recently reported, one community that's very popular is Elkhorn Ponderosa by DR Horton.    Buyers now have another option to choose from with Serenity Ridge by William Lyon Homes.

Located just North of Lone Mountain on Ann Rd., these homes are semi-custom.  The models have beautiful upgrades.  While most new home builders only allow certain upgrades, with these semi-custom homes you can pick as many as your taste and budget allow.

The Las Vegas Housing Market continues to show signs of a recovery as we head into Spring.  Overall, our inventory of homes available for sale continues to be low.

As of today, we only have 4091 homes listed for sale if we include single family, condos and townhomes. (Excluding High Rise which is a different market.)  On average we have sold 3454 homes per month over the past year.  That translates to less than a 5 week supply of homes for sale.  

We continue to see bidding wars in the lower price ranges.  Now we are starting to see them in the higher priced homes as well.  In February, we sold 3093 homes.  Of those, only 306 were foreclosures which is a HUGE drop compared to what we've seen in this market for years.  Short sales accounted for 1196

70 degrees at Red Rock on Feb. 5

Tired of all the bad storms we've had this winter? Maybe it's time to move to Las Vegas! We've had a little bit of cold weather this year but one thing you can count on in Las Vegas is you will never have to shovel snow.

Typical days in January have a high of 58 degrees and a low of 34 degrees. February has an average high of 63 and low of 39 degrees. In 2013, we have had a few days where the high was only in the 40s. We dipped below freezing a few nights. That was back in January.

Las Vegas Luxury Homes for Sale in 2013 are showing a definite uptick in the market.  As the housing market collapsed, we have watched the number of homes listed at more than one million reach a staggering 3 years worth of inventory by 2009-2010.  Today, we have 252 single family homes listed for more than a million and we sold 182 homes that were listed for more than a million over the past twelve months.  That averages out to just under 17 months worth of inventory of Las Vegas Luxury Homes for Sale. The Smith Center for the Performing ArtsIs there culture in Las Vegas? That's a question we hear from clients who are considering moving to Las Vegas. Years ago, it might have been difficult to answer that with a firm yes.  Today, Las Vegas can hold its own with any of our West Coast Cities.
