Buying a Las Vegas Home Without a Homeowner's Association is an option that we see more and more buyers considering.  This past week-end, I started working with new clients from California who have never owned a home in a homeowner's association and they were puzzled about why we don't have more homes that aren't in HOAs.

As a California expatriate, I know how they feel.  The only time I lived in a community with an HOA was a condo.  My single family homes were never governed by an HOA until I moved to Vegas.  One reason my new clients aren't crazy about HOAs is they have noticed most of the homes in them look very similar.  They live in West L.A. and homes in their current neighborhood have charm and there's variety in the style of homes as well as

Nittaya's Secret Kitchen is actually across the street from Summerlin, but it brings great Thai food to Summerlin restaurants.  In a nondescript Strip mall/Office plaza at Lake Mead and Rampart, this wonderful little restaurant could easily be over-looked by those who don't expect to find gourmet in the midst of the branch of a bank and office buildings. We are really happy that we discovered Nittaya's Secret Kitchen.  

It's a small, cozy restaurant with the sort of comfy, upscale leather chairs at the tables that we frequently see in the contemporary high rise condos or model homes for some of the single family homebuilders.  With a brick facade behind the bar, the coziness of the room and the excellent service, we felt more like we were dining in

Sienna golf course in Summerlin is generally regarded as one of the best golf courses in Las Vegas.  This course is conveniently located, just West of the 215 Beltway and Tropicana, only 15 minutes from the Strip.

On a recent visit, we were impressed with how far the landscaping has matured.  It had been a few years since we last golfed Siena.

The landscaping was in the early stages on our previous visit.  Now, you'll find the landscaping is lush and it creates a beautiful setting for a wonderful course.

While this course may seem somewhat flat from some of the viewpoints, as you make your way around this course you'll find several challenges, in the form of bunkers, water hazards and undulating greens.  You will have enough time to take a deep

With the warm sunny days we see so much of in Las Vegas, you would think that Las Vegas pool homes would be the majority of the market.  It has always seemed a little odd to me that so many home buyers would firmly insist that they must have a pool, but the majority of homes in Vegas actually don’t have pools, especially in the lower price ranges. There are currently 4608 single family homes listed for sale in all of Las Vegas and Henderson.  Out of those homes, only 1389 of them have pools.  Out of the 38,324 single family homes which were SOLD over the past twelve months, only 7936 of them had private pools. Anthem Country Club in Henderson is one of our premiere Country Club communities.  Behind the guard gate of this enclave, one can find homes to fit a wide variety of lifestyles.  Homes behind the guard gates range from two bedroom, single story villas to estate homes with several thousand square feet. There is a single guard gate that leads into this community of homes built around the private golf course. The golf course is beautifully manicured with several water features. Landscaping in the common areas of Anthem Country Club includes pine trees and shrubs that are more reminiscent of an East Coast town than desert.  The entry level homes here were built by Pulte and include a wide range of floor plans, styles and sizes.

Las Vegas New Home Sales are showing signs of recovering as the inventory of resale homes, including foreclosures and short sales has started to decline.  It's very easy to go visit the on site sales offices of new home communities without having a licensed Realtor accompany you.  Perhaps you might even wonder why you would need an agent to assist in finding a new home that you will buy directly from the builder.  There are several advantages to having an experienced agent who knows your area assist you. Due Forni Signature Neopolitan Pizza[/caption] Due Forni is more than just a pizza restaurant in Summerlin.  They offer two styles of pizza from their special pizza ovens that heat to a blazing hot 900 degrees.  If you're looking for a New York style pizza, our favorite is Grimaldi's in Boca Park, but we've heard so much about Due Forni in the year since they opened, that we finally had a chance to try them with some of our clients. They offer a Roman crust pizza, that is paper thin.  Our waitress said it is the thickness of a cracker.  Our group opted for the Neopolitan style pizza that has a crust that is both soft and chewy.  Before the pizza we tried some appetizers.  A special for the evening was Roasted Beet Salad.  It was nicely presented and

The downtown farmer's market that we mentioned in our blog earlier this year, has now officially opened.  Located in the old bus depot at 300 N. Casino Center, this is an indoor market which will be great as we get into summer.  It's off to a promising start with publications like the Las Vegas Weekly wondering if it could be "Las Vegas' Embarcadero?"    The location is adjacent to the Mob Museum, which on our visit had a full parking lot of visitors.  And it's next to the old City Hall, which is soon to be home base for Zappos. We enjoy farmer's markets and tend to choose which one we visit based on which day we have time.  After our visit to the Downtown Farmer's Market, we're going to be hoping for free time on Friday mornings.  Not only is this one

Mount Charleston Ski Resort is a nice little day trip for those of us who live in Vegas. From the airport/Strip it's about a 45 minute drive. From the Northwest part of town it's only 20 minutes. Amazing what a difference 20 minutes and a few thousand feet in elevation can make. We decided to take a drive up yesterday so our dogs could play in the snow that had been dumped on the mountain over last week-end. It was 70 degrees on our car's thermometer when we left Vegas, at Mt. Charleston it was sunny and 50 degrees. And, yes, there was snow. It was beginning to melt and you could get sprinkled if you walked under a building or tree but perfect weather for snow. Didn't even need our jackets.

Le Thai has been receiving a lot of publicity over the past several months as a hip, trendy place for the downtown crowd.  I have to admit we were a little skeptical about the food but on our recent visit, they delivered on all counts.  Starting with the location.  While they're on Fremont Street, they're just East of the Fremont Street Experience, which means you can find metered parking around the corner and don't have to deal with the tourist crowds.  Still close enough to go for a walk thru the Fremont Experience if you want to see the current video after dinner, but easy to get in and out if you're only going for Thai food.

We went for a late lunch with a friend who was visiting from Vancouver.  I would suggest avoiding the lunch hour rush,
