Tournament Hills Summerlin Luxury Properties

Over the past year, Tournament Hills Summerlin Real Estate had some very nice home sales with one home fetching $6,850,000 in December.  Earlier in the year, we did see a couple of bargains.  As the year progressed, the homes that sold seemed to establish that home values in this exclusive community of luxurious estates is well on the road to recovery.  For those who enjoy a more traditional style luxury home on the private TPC Summerlin golf course, this is a community to explore.

Past Tournament Hills of Summerlin Neighborhood Sold Prices

The Median Price of homes in the Tournament Hills is now $1.9 Million.  Although we find the "median" price a bit deceptive when looking at such a small sampling of homes sold.  If we only look at the three homes sold over the past six months, the median jumps to $2,275,000.  At the moment, the lowest list price in the community is $2.45M for a 6340 sf home.

The average price per square foot of homes sold in Tournament Hills over the past year is $258.  The lowest price was $165/sf for 8804 Palm Greens Ct.  The highest price per square foot was $528 for the home at 9021 Greensboro Ln.

Days on the Market - Three of the homes that sold in Tournament Hills over the past year were on the market 7 days or less.  This includes homes that were priced from $995K to $3.25M.  The  remaining homes were listed from a minimum of 110 days to as long as 621 days.  The home that was listed for the longest period of time was the home that had the highest price.  9021 Greensboro Ln was listed for $7.9 M when it sold for $6.85M.  It was originally listed in January 2012 for $10 Million.

Short Sales and Foreclosures - homes that sold in Tournament Hills last year were all traditional sales.  No Short Sale or Foreclosures closed escrow over the past year.  There is one home that is currently listed as a Short Sale.  It is the home at 8809 Greensboro Ln which is listed for $2.2 Million.  This home has gone into contract and is waiting lien holder approval for the Close of Escrow.  The sellers originally paid $530K for the lot in 2005 before completing the home in 2008.  The home was originally listed as a traditional sale at $3,449,000 in 2009.

There are currently seven homes listed for sale in Tournament Hills without accepted offers.  This is the equivalent of 1 year's supply of inventory if the rate of sales continues in line with the past year.  The lowest price of the current listings is $2.45M for a 6340 sf home on a 16,988 sf lot to $8.488M for a 19000 sf home on over an acre of land.  The average price per square foot of the current listings is $407.57.
