One thing buyers should be aware of when looking at buying a condo is the financing. Some condominium communities have been drawn into litigation. Las Vegas real estate tends to stay rather stable in regard to condominium living regardless of how the economy fares. Condo sales are popular in Las Vegas, and the values, too, have increased. Condos tend to be rather pricey, some worth the same amount as a single-family home. Selling a condo is just as good of an idea as purchasing one. It should be worth noting that condo living isn't always as easy or clear-cut as it is made out to be. Just as living in any other type of home, condo living has its pros and cons.

Pros~ 

Security 

Condos available on the Las Vegas market come with extra security measures. These can include locked gates/entryways, security cameras, and guardsmen. Close proximity to your neighbors ensures other residents living in the condo make use of the phrase "strength in numbers." If you are leaving town and need a sitter for your condo, turn to a nearby neighbor for help.

Great Amenities 

There are tons of condos that offer residents a wonderful, extensive list of amenities. These can include outdoor luxury pools, fitness centers, and clubhouses that host gatherings of your choosing. Homeowners are unlikely to have access to it.

Maintenance 

Living in a condo means maintenance such as yard work and roof repairs done by a professional company or a designated handyman in the community. This will afford you time to relax and continue your day while the designated lawn mower mows and waters the community grass.

Cost 

There are condos that are some of the most affordable housing units available in the area. They can be sold at lower prices than single-family homes, and if you are looking for a roommate, the cost of condos can be lowered by splitting rent amongst yourself and the other renter.

Cons~

Little Privacy

To break it down in simpler terms, condos are apartments that you own. They come with all the "perks" of apartment living, including neighbors living on both sides of you, and sometimes above or below you. If you value privacy and prefer solitude, a condo may not be a good fit for you.

Regulations/Rules 

Owning a house comes with the perks of renovating and customizing what you wish about your home. Living in a condo, this can be true, to some extent. If you wish to install a solar panel on your roof, you will first have to go through the condo's manager. If any customizations are denied, you have to stick with what you have.

Sharing

When owning a condo, you own the area of floor space between the two outside walls of your unit. Unfortunately, that is about as far as "owning" space goes. You don't own common areas, such as the pool, or the club. Because of this, you have to share these areas with other tenants of the building.

Fees

Living in a condo comes with its own assortment of fees. Like apartments, you may have to pay for laundry, or other small fees such as monthly if it isn't laundry you are paying for. To keep maintenance of the building and common areas up-to-date these monthly fees are required. This can in turn mean you are paying for the maintenance of areas that you aren't using, or never will use.

Summary~

Living in a condominium is nothing special, in fact, at first, it can be exciting and new, and over time the charm may wear off. After this happens, you may slowly become more aware of the downfalls of your home. Despite this, condos are a popular choice of living in Las Vegas, as many are conveniently located in the city and close to dining, shopping, and other entertaining amenities. These extra amenities can help make the worst downfalls seem like minor issues. Condo living is not for everyone, though it can be the most convenient option for some!
