Buying Your Luxury Home in Las Vegas

Las Vegas Pool

Las Vegas has a number of luxury home options. Your first step is to determine what property type you prefer. Is it time for the lock and leave penthouse that's high above the crowd? Or do you prefer having your morning coffee while watching the pros tee off on one of our best golf courses? Maybe you need a large, independently secure compound. Las Vegas and Henderson have homes that satisfy all those choices.

Las Vegas Luxury High Rise Condos

The high rise market has residences that range from studio units to penthouse suites with their own swimming pools. The largest high rise condos are found on the top floors at Panorama Towers, The Martin, Turnberry Place and ONE Queensridge Place. These large, luxurious penthouse suites are terrific trophy properties.

Las Vegas Golf Course Homes

Golf homes come in a variety of price ranges and styles. On occasion I've been asked to name the three most distinguished communities in town. We have so many great ones, it's hard to narrow it down to only 3 or even five. The following are the current top contenders, not in any particular order. And it only includes existing communities. When forced to narrow it down to only three, my picks are the Ridges, Estates at Southern Highlands and MacDonald Highlands.

Summerlin is home to two of the most distinguished golf course communities. Tournament Hills is on the TPC Summerlin course. Homes in Tournament Hills are all custom. The Ridges of Summerlin is on anyone's list of top golf communities. Located on the Jack Nicklaus Bear's Best course, homes in the Ridges trend to a contemporary style. The Ridges does have some phases with semi-custom homes. These phases were built by William Lyons and Christopher Homes and offer entry level luxury.

Queensridge is on the Badlands golf course. Inside the gates we find high end tract homes built by Toll Brothers and Christopher Homes. We find custom homes behind secondary gates. The custom homes in Queensridge offer a variety of styles. Many are more traditional, something like you would find in Beverly Hills with a few contemporary homes mixed in.

Spanish Trails is an older community but is still one of our top for luxury homes. It includes tract homes and even townhomes. The luxury estates in Spanish Trails are typically on half acre lots but we do find some on an acre or more. The largest estates in Spanish Trails are on 5 acres or more.

Rounding out our top golf course communities would be The Estates at Southern Highlands. This is a private golf course with some tract homes inside the gates. Luxury custom homes and estates are behind secondary gates. This community is one of the most convenient locations for getting to the Strip and Airport.

Anthem Country Club in Henderson is similar. It's a private golf course surrounded by both tract homes and luxury custom homes. Sun City Anthem offers tract homes in an age restricted community with two public golf courses.

In Seven Hills, the best golf homes surround the Butch Harmon designed Rio Secco Golf Course. On top of the course, the Butch Harmon School of Golf is located here. Choices include contemporary homes built by Blue Heron at Marquis. Terracina and the adjoining Venezia community offers both contemporary and mediterranean style custom homes. Some of the best golf course and Strip views in town are found in this community.

MacDonald Highlands in Henderson is on the private Dragon Ridge golf course. Homes in MacDonald Highlands include semi custom homes built by Toll Brothers. Luxurious custom estates are also available here. Many of these are elevated at the base of the Black Mountains with outstanding views.

For those who don't mind being out of the hustle and bustle, there is Lake Las Vegas. The Southshore golf course has remained open. Reflection Bay golf course has recently re-opened. It is hoped that the Falls will soon follow. The most distinguished homes in Lake Las Vegas are in the guard-gated, Southshore community.

Luxury Homes in Smaller Communities Without Golf

Las Vegas Cabana

Las Vegas and Henderson have a number of communities with wonderful homes that aren't around a golf course. One of our favorites is Mountain Trails in Summerlin. This community has just over 100 homes. All the homes are custom. It is the only Summerlin community where all the lots are at least half an acre.

Roma Hills in Henderson is next to MacDonald Highlands and backs up to the Mountains. This is another smaller community with all custom homes. A park in the center of the community offers a place to play, walk the dogs and is used to host community events.

Homes With Acreage

Finding a home on a large lot can be a challenge in Las Vegas. More than 80% of the land in Nevada is owned by the Bureau of Land Management. When you fly into town and see all the undeveloped land surrounding Las Vegas, most of the surrounding land belongs to the BLM.

This has forced developers to build homes on smaller lots. The typical lot size in most of our luxury home communities is a quarter to a half acre. If you need the privacy and security of a home on an acre or more, it is available. Most of these homes are not in the large guard-gated communities. We find them scattered around town.

The areas close to the Strip where we find larger lots includes the "Sections" on the West side of town. The Alta Historic District is another target to explore. On the East side of the Strip, you can find homes on large parcels near Sunset Park and Tomiyasu Lane. This is the area where Wayne Newton's former estate is located. In the Northwest part of the valley, we find some homes on an acre or more that are zoned equestrian. Equestrian properties are available in the Silverado Ranch area and in the outskirts of the Southwest part of town.

Luxury homes are built with the sole purpose of providing amenities and space that make living more comfortable. You want a home for your family that offers the best of living conditions— big enough for everyone whilst providing sufficient privacy. Many dream of owning a luxury home, but find that they tend to be prohibitively expensive. However, the choice of living in a luxury home surpasses the cost of the property.

This article will discuss all the noteworthy pros and cons of owning a luxury home to help you better examine the benefits and downsides of luxury living before deciding on the best home for your family.

Pros of Luxury Living

Adequate Space for Everyone

A common reason you may be interested in the purchase of a luxury home is the remarkable space that would be afforded to you. Luxury homes come with the territory of having sufficient square footage to accommodate not only family members but guests as well. This type of living may seem ideal if you have a larger family. There are many spare bedrooms to spare (pun intended), making this type of home an excellent destination for holidays and special gatherings.

Quality Features and Amenities

Buying a luxury home means for you and your family the enjoyment of high-quality home features and amenities. Luxury properties tend to be built with superior construction materials to make the house more elegant. Dwellers of these homes may also enjoy the finer amenities that accompany luxury housing, such as the following:

  • Large spa bathrooms
  • Swimming pools
  • In-home gyms
  • Wine cellars
  • Sports courts
  • Extensive gardens
  • Multi-car garages
  • Gourmet kitchens
  • Wonderful Neighborhoods

The Best Neighborhoods

Luxury homes are situated in great neighborhoods, and owners and neighbors alike get to be part of a community with all the best (and safest) perks such as walled security. There may also be the addition of residential shared recreational centers, resorts, and golf courses.

Cons of Luxury Living

Maintenance Costs

The perks we have discussed above that you and your family enjoy from luxury living may come at a premium that extends well beyond the cost of the property. Extra space means routine housekeeping activities such as mowing the lawn, cleaning the gutters and pool, landscaping, or gardening. All of this can become quite a challenge as these tasks may require professional intervention.

Utility costs of maintaining a luxury home tend to be rather high, as these large homes require more electricity to keep them warm or cool. This will lead to a considerably higher utility bill each month.

Higher Tax and Insurance Rates

When it comes to luxury living, insurance costs can be prohibitive, and you may want to factor this into your decision-making. Considerable sums may have to be shelled out on special taxes and insurance as many types of home insurance policies require the proper research when determining the most suitable for your luxury house.

Unpredictable Market Value

In the day and age we currently live in, the real estate market may often experience periods of volatility, and luxury homes tend to take hits when the market performs poorly. Upgrades made to a luxury property to increase its overall value on the market may not produce the desired result, meaning there may be a significant loss on the property if you decide to attempt selling.

Living in a luxury home can offer you and your family the desired space and comfort that you can’t find in a traditional home, but this can come at a premium cost. If you are considering living in a luxury home with your family, do your diligence and go for it!
